The project includes the following:

  • Over 800,000 SF of Class A office space.

  • High-rise - 37 stories.

  • A two-level trading floor with 30-foot high ceilings located on the 10th and 11th floors.

  • 20 elevators.

  • 10-level, 1,566-space parking garage.

CCI provided survey, analysis and condition assessment services to SOM Architects, acting on behalf of a confidential developer. The class A office tower was completed in 2003. CCI surveyed the existing building, provided a due diligence report and condition assessment with recommendations with regards to building and fire code items; life safety / egress issues; accessibility / ADA issues; and fire protection systems issues. Codes and standards researched included:

  1. City of Houston Building Code.

  2. 2000 International Building Code.

  3. Texas Accessibility Standard (TAS).

  4. Americans with Disabilities Act (ADA) Accessibility Guidelines (ADAAG).
